This mixed-use 4-story building was recently completed and is currently leasing. It will feature commercial street frontage at grade, a residential lobby and 27 stunning units above and a roof deck to take in the beautiful views of Philadelphia and surrounding Roxborough.

With this 177 unit development, we wanted to create a narrative to help guide the design in the direction that made sense for the neighborhood. In Industry lofts, the narrative created was to start with a building that looks like it was always there, a warehouse that fits into the vernacular of the Manayunk fabric. From there, we are inserting ‘pods’ into the building that help define it as a modern, seemingly adaptive reuse project.

The ‘pods’ are used to define the main entrances of the residential and commercial spaces, as well as framing the view in the master bedroom of the signature unit on the top floor.

New residences coming to the Falls Center Campus in East Falls. These high end residences will house both students and young professionals. Our design accommodates both sensibilities and brings in the "zen" feeling of the natural outside world. With a rock garden entry, millwork details that are inspired by the forest and sleek modern finishes, we think the tenants will be very comfortable in their new home.

The design features a board and batten connector building which houses the stair, giving access to the 4 units on each floor. The design also includes faux carriage doors which will provide plenty of light for the first floor units. The Gambrel roof helps bring the scale down yet gives full use of the 3rd floor. This development will also include restoring the existing 3-story, 4-unit building that fronts Roxborough Avenue.

Two new row homes coming to East Kensington. These modern homes feature a recessed entry with 2-sided fireplace, black brick, custom railings and roof deck with views of center city.

Inspired by its industrial surroundings, this new 3-unit features a slim profile #polishedfacecmu and carriage door at the first floor, and industrial style windows with box rib metal siding on the 2nd and 3rd floors. By creating an overhang on the first floor, we have an opportunity to put down lights washing the block with light and providing a glow on the street. A 3rd floor setback also minimizes the impact of the height on the street and provides a nice amenity for the bi-level unit in front.

Historic Restoration and addition to this #Roxborough building. 18 units with off-street parking, roof deck and café, who wouldn’t want to live here!

Here is a new mixed-use development coming to Germantown. The project includes 40 residential units, 3 commercial spaces, private parking and amenity spaces including a roof deck, lounge, tenant storage, and shared work spaces.

Our clients were looking for a timeless design for this project on this historic block.

This 9 unit with 2 commercial spaces sits at an intersection. Playing off this unique site location, we wanted to creat a juxtaposition between the commercial and residential portion of the building. The brick portions feature all rounded corners while the rough cut stone at the first floor are detailed with sharp corners/edges.

New mixed-use building coming to #westphilly. Featuring commercial space at grade with internal courtyard, 25 residential units with amenities including roof deck and green roof.

Exciting new mixed-use project. Will have 2 commercial storefronts on Ridge, amenity spaces for the 27 units with a modern porte cochere on the rear to welcome residents.

Glazed white/beige brick on the facade blends the building with the neighborhood and landscape. By tying together the 1-2 and 3-4 windows, the mass of the building shrinks, helping to bring the scale more in line with the neighborhood.

This 30-unit residential building was inspired by the industrial buildings it shares the street with. Utilizing floor to ceiling windows, manganese ironspot brick with corbel detailing to resemble steel, and natural pine at inset balconies, we were able to blend with the fabric of the neighborhood, while elevating the direction of development.

Taking the warehouse aesthetic inside, we contrasted the style with soft finishes and bold colors to bring warmth to the spaces.

In this 3-story addition to the rear of a historic building in Roxborough, we provided a hyphen building at the connection between old and new.
